Top 5 Things You Need to Know This August at Island Place!

Insurance Renewal:
We are pleased to inform all members of the community that negotiations for our insurance renewal are well underway. The Board is scheduled to sign the new policies on Friday, August 15, during a meeting that will take place in the lobby and via Zoom.
This new coverage will insure approximately 99% of the total value of the property, and we will be increasing our Directors and Officers (D&O) policy to around $5 million.
This enhanced coverage is intended to better protect our community, especially in our present situation with important contracts and commitments that the Board has to make to carry out the construction work required for the 60-year recertification.
Additionally, the new policies come with improved financing conditions—just 2.5% interest—and will result in a savings of nearly $25,000 compared to last year’s premium.

60-Year Recertification Construction Work:
The work has already started, and this is an update of what it’s being done until now and what will be done during the month of August. 
The Window Wall project is moving forward as scheduled, with the following key construction phases:

  • Mobilization: Began on Thursday, July 17, and continued through Tuesday, July 22.
  • Preexisting Condition Survey: Completed on Wednesday, July 23.
  • Sound Testing with Engineer: Conducted on Thursday, July 24.
  • Concrete & Stucco Work: In progress from Friday, July 25, through Thursday, August 14.
  • Pressure Cleaning, Sealing, and Painting: Scheduled from Friday, August 15, to Friday, August 22.
  • Final Punchout and Inspection: Planned for Monday, August 25.


Sliding Doors and Storm Shutters:
As we already informed you, if you are able to provide documentation proving that your sliding glass doors and storm shutters were installed with proper city permits and inspections, you could save up to $4,000.
Additionally, your storm shutters may be reinstalled at no additional cost.
We strongly encourage you to take the time to locate your city-issued permits and email them to the management office. This will allow us to move forward with the necessary work in a timely and efficient manner.

Miami-Dade County Condo Special Assessment Program – Temporary Pause
The Miami-Dade County Housing and Community Development (HCD) Condo Special Assessment Program is temporarily paused for improvements.
This time is being used to refine the program and better align it with the high demand and the priority needs of our community—particularly for seniors—while ensuring greater effectiveness, fairness, and responsiveness.
The pause will begin on Tuesday, August 5, with plans to reopen the program by early 2026.
