Island Place at NBV: 2025 Balcony Etiquette Reminder

Dear Island Place at North Bay Village Condominium Association Residents,

We would like to take a moment to remind everyone of the importance of maintaining respectful and responsible behavior when using your unit balconies, as well as following proper cleanliness practices in accordance with our condominium guidelines:

  • Do not drop, pour, or allow any items or liquids (including water) to fall from balconies. This includes activities such as watering plants, cleaning, or any other actions that may cause runoff onto neighboring units.
  • Keep your balcony clean and orderly. Owners and residents are responsible for ensuring their balconies are free of clutter and well-maintained.
  • Avoid storing unsightly or excessive personal items that may detract from the building’s appearance or become hazardous during high winds.
  • Throwing or dropping objects—such as cigarette butts, food, or debris—from balconies is strictly prohibited. This is a serious safety violation and may result in fines.
  • Balconies are for quiet enjoyment. Please refrain from creating excessive noise, particularly during evening hours.
  • BBQ grills and open flames are not permitted due to local fire codes and insurance requirements.
  • Hanging items such as laundry, banners, or signs from balcony railings is not allowed in accordance with Association rules and regulations.
  • Pets must never be left unattended on balconies. This can lead to unsanitary conditions and may cause disturbances to units or common areas below.

We appreciate your cooperation in helping to maintain a clean, respectful, and enjoyable living environment for all residents.

If you have any questions, please don’t hesitate to contact the management office.

Warm regards,
Guillermo Parra, LCAM.
