Gym Update
We are continuing the renovation of the gym following an incident involving a sewage pipe rupture. This required plumbing work, which partially damaged the flooring. As a result, we had to remove the existing rubber floor and install a new one. Additionally, it was also determined that the machines were in very poor conditions. With the input of owners that exercise regular and following that advice, we are purchasing new modern equipment which is expected to arrive in the coming months.
Elevator Update
We received a notice from Miami-Dade County requesting a 10-day pause in the elevator modernization work due to an administrative issue on their end. Neither our management nor the contractor is responsible for this delay. Once the pause is over, work will resume, and we expect the passengers’ elevator to be ready for inspection for the third week of October. We will keep you informed of any updates.
Pool Update
When I took over as property manager, I discovered that the pool did not have a valid operating permit. After contacting the Department of Health, we were informed that pending fees needed to be paid to proceed with an inspection. The inspection revealed several unresolved violations from previous years. We are working diligently to address these issues as quickly as possible. In the meantime, we are taking the opportunity to perform deep cleaning and maintenance on the pool area, including furniture (chairs and tables).
Taxes Update
The accounting firm HOA Books informed us that the tax filings for 2022 and 2023 were not completed, putting our nonprofit status at risk. This could negatively affect our relationship with the IRS. We are taking immediate steps to rectify the situation.
Water Intrusion Update
We have been addressing water intrusion issues in several units, making repairs of temporary nature because we are waiting to do the concrete restoration that will be done as soon as get the loan funds.
A/C Common Areas Update
We identified malfunctions in the air conditioning units in the Common Areas on the 3rd, 4th, and 5th floors. On the 3rd floor, the unit failed due to a defective expansion valve, which is being replaced today, October 17, 2024, by the maintenance contractor. There is also a mold/humidity condition that has been reported to A/C Contractor (Jesus) and he indicated that he is going to take care of this situation.
The resident’s cooperation it’s also required, the sliding doors must be closed at all times and the individual A/C units have to be set at not higher than 76 degrees.
Reserve Study Update
We expect to receive the *Reserve Study* report by the end of October. A meeting will be scheduled with the members to review the findings and plan the budget for the upcoming year.
Financial Audit Year 2023 Update
Gerstle, Rosen & Goldenberg, P.A. have not been unable to complete the financial audit of 2023 because YCL Management has not provided them the general ledgers (GL), that were requested from them. Our attorneys are working to make YCL Management to comply with their request.

Lobby Update
We are making upgrades to the building’s lobby with a moderate investment. These improvements include painting the walls and installing new light fixtures to modernize the space and maintain the appeal of our community.
Financial statements for Years 2020–2022
We are still waiting for Rosa Cohen our former association accountant to submit the financial statements for these years. The dead line is 10/21/2024.
Electronic Voting
The Board of Directors has approved the implementation of electronic voting to facilitate unit owners’ participation in community decisions, even owners that live outside of US. Simply Voting, a reputable platform with an annual investment of $450, will provide all the condo owners with a simple and secure way to vote.
We encourage the owners to provide management the signed Electronic Voting Consent to be ready to vote electronic if you choose to.
Grievance Committee Update
On September 16, we hold the first meeting of the Grievance Committee, and over 39 violations were reviewed. We hope residents understand the importance of following the community’s rules and regulations. Some fines will be applied.
Delinquency Report
Several residents have resolved their overdue balances. As of October 17, 2024, the total outstanding debt is approximately $73,000. We are working to further reduce this amount in preparation for 2025. Any owner that is interested to get the list of the delinquent owners please let me know.
Access Control & Intercom
On October 16, 2024, we began installing a new access control system for the entry doors: gym, front and back doors, emergency exit doors, exit pool, pool bathroom using top technology readers integrated with the Kantech system. This setup will allow us to add controls for areas such as laundry rooms and elevators.
Seawall Update
We are waiting to receive a response from our attorneys at Becker & Poliakoff, P.A. regarding the proper legal way to start the seawall project.
