Florida Statutes, Chapter 718.116(8): This section describes the procedure and fees related to estoppel certificates for condominium associations.
Chapter 718.116(8) (Condominiums):
- 718.116(8)(a): A unit owner, the unit owner’s designee, or a unit mortgagee or its servicer may request the issuance of an estoppel certificate.
- 718.116(8)(b): The association must issue the estoppel certificate within 20 business days of the request.
- 718.116(8)(c): The association may charge a fee for the preparation and delivery of the estoppel certificate, not to exceed the amounts specified in the statute.
Standard Fee: The association may charge up to $250 if no delinquent amounts are owed to the association for the applicable unit.
Rush Fee: The association may charge an additional fee not to exceed $100 if the estoppel certificate is requested to be delivered within five business days after the request.
