Hi neighbors! Here’s a quick, friendly update on what’s happening at Island Place—everything from internet options and 60-Year Recertification work to vendor changes, pet screening, Rules & Regulations, and next year’s budget. Our priorities are simple: reliable service, safety, compliance, and a strong financial future. Thanks for being part of the progress!
1) Potential New Internet Provider (Google Fiber)
The Board of Directors is evaluating an agreement that would allow Google Fiber to provide service in the community. The goal is to secure reliable, high-quality internet at a competitive price. Additional information will be shared soon.
2) 60-Year Recertification – Construction Update
The contractor is currently relocating scaffolding to advance stucco remediation in areas without installed windows. This sequencing is why the Board must finalize decisions regarding the window contract so balcony reconstruction, sliding glass door installation, and window installation can proceed without delay.
3) Vendor Notice – J & B Refrigeration & A/C Corp. (Jesús Estrada)
The Association does not maintain a service relationship with this company. We appreciate the services previously provided; however, the community is moving in a different direction. Our thanks go to them for past assistance.
4) Pet Screening Process
The Board has approved the use of PetScreening to streamline approvals for pets and assistance animals. Details on how residents will use this service will be provided in the coming days.
5) Updated Rules & Regulations
The community’s Rules & Regulations have not been comprehensively updated in approximately 12 years. Following Board recommendations, updates will be proposed to better protect the community— including security deposit requirements, more rigorous tenant screening, and other compliance measures. An invitation to a meeting with full details will be sent soon.
6) Budget Season
This is the time of year when the Board prepares the budget for the upcoming year. The Association will review contracts to sustain ongoing improvements, prioritize necessary repairs, optimize expenses, and continue building healthy reserves for the future. Input from interested owners will be welcomed during the process.
